We buy inner middle-ring when the brief is owner-occupier grade, and outer growth corridors when the brief is cashflow.

Gold Coast

The Gold Coast stopped being just a holiday market a while ago. People are moving here to live, not just visit. Light rail keeps extending south, the M1 is finally being widened, and Brisbane 2032 spillover hasn't even properly hit yet. Owner-occupiers and investors are both buying, which is what we want to see.

The Sunshine Coast is quietly turning into a proper metro. There's a new CBD being built at Maroochydore, a major hospital pulling jobs into Birtinya, and direct international flights now landing at the airport. It still reads as a holiday town in the brochures, but the fundamentals say otherwise.

Sydney

Sydney is the deepest market in the country, and the most expensive lesson if you get it wrong. We're picky here. Middle-ring houses on land, infrastructure-led pockets, and only when the rent-to-price gap is something a serviceability buffer can actually wear. We don't buy Sydney for yield.

Melbourne

Melbourne has been the unloved market for a few years now, which is usually when we start paying attention. Inner middle-ring houses on land are trading well below their 2022 peak. We're selective, the land tax and tenancy reforms aren't going away, but the value is real if you model the holding costs honestly.
